    The Ystrad Factor

    Yet another estate agents' survey identifying somewhere in the Rhondda as the 'cheapest' place to buy in Wales. This time it is Victoria St, Ystrad that gets the attention.

    I am sceptical of these surveys which are usually just designed to get attention for estate agents and building societies. Saying a street has an average price over seven years of £33,375 is meaningless - it is the price today that matters. Indeed, the people doing the survey themselves estimate average prices for the CF41 postcode over the last three months as £63,000+.

    But then, we've had this before with the Ferndale Factor.
